Abstract
To study the influence of the shopping centers' expansion that exists in a region involves a lot of factors that will modify expressively the urban environment of the area. Over the years, the shopping centers have suffered a significant growth, usually being deployed at big urban centers, panorama that suffered some modifications over time. The shopping centers are inserted at a market in constant expansion, that is also a result of the current situation of the consumer mass, besides to be involved in a store grouping process in an environment considered safer. In the case study, the shopping center in question is the Norte Shopping, that exists since 1986 and was founded in an area considered undervalued at the time: at a neighborhood called Cachambi. Over the years, the shopping center has been expended, improving its services, increasing the services offered, that were not present at the north zone of the city, and with the shopping center, the neighborhood is developing and valuing. About seven years ago, the shopping center underwent its first significant physical expansion, increasing the number of stores, recreational areas, and restaurants. And about two years ago, a new expansion has been studied and the land has already been prepared for the expansion works. This new work that is happening brings, with its improvements, some temporary inconvenience for the surroundings and demands some changes in the routine of the neighborhood, mainly related to traffic. The justification for this job is the growth of the spatial area and residential dynamic in its surroundings, and it's good to know the jobs and studies about the behavior of the existence of a particular resident class near an existent shopping center are scarce, besides the accessibility for the same and this influences in the decision to expand the physical space of a shopping and, more, how this expansion will influence later at the spatial dynamic of the affected neighborhood and its traffic, service offers, and influences directly on property speculation and land changes. The main objective is study and define the urban dynamic of the spatial area and the specific objectives are study the expansion dynamic of occupation of the mall, study the urban structure of influence, definition of the urban impacts in the influence area - traffic, urban transports, violence, real state dynamic - and join the impacts with the spatial dynamic. Moreover, note and study the impacts and/ornew impacts. We have to understand the reasons that made the shopping center expand with the comprehension about how the neighborhood grew. As methodology, a bibliographic review will be made where the main concepts and then will be associated with maps of many periods of time referring to the spatial area featured. As for the results, it's expected to be possible to make a complete comparative analysis in relation to what the neighborhood was and had before the mall's expansion works and the changes the neighborhood suffered after, including the changes in relation to a real estate speculation, traffic, services quality, improvement at the infrastructure of the neighborhood and its access.
